CarrAmerica Announces New Leases Totaling 80,730 Square Feet in Lombard, IL

    WASHINGTON, Feb. 9 /PRNewswire-FirstCall/ -- CarrAmerica Realty
Corporation (NYSE: CRE) today announced the signing of three, new long-term
leases totaling 80,730 square feet at 333 & 377 East Butterfield Road in
Lombard, Illinois.

    CarrAmerica Managing Director for Chicago, Jerry O'Malley, commented, "We
are very pleased with the leasing momentum we've recently experienced at this
property.  In the past 90 days, we have signed leases for 22% of the project,
which will bring occupancy to 89%."  Mr. O'Malley added, "333 & 377 East
Butterfield are extremely well-located, offering excellent identity and
accessibility to a broad range of tenants."
    SunGard Investment Systems LLC has signed a lease for 52,228 square feet
on the seventh and eighth floors of 377 East Butterfield Road.  SunGard was
represented in this transaction by Grubb & Ellis Company.
    The Counsel of Supply Chain Management Professionals has signed a lease
for 15,180 square feet on the first floor of 377 East Butterfield Road.  The
tenant was represented in this transaction by Ricciardi/Donovan Realty, Inc.
    Cosco Container Lines Americas, Inc. has signed a lease for 13,322 square
feet on the eighth floor of 333 East Butterfield Road.  The tenant was
represented in this transaction by Staubach Midwest.
    These three tenants are expected to occupy their new space in the 333 &
377 East Butterfield property between May and July 2006.
    333 & 377 East Butterfield Road is a 368,000 square foot, two-building
office property, which includes a free-standing six-story garage.  Located at
the four-way interchange of the East-West Tollway (I-88) and Highland Avenue,
the buildings are easily accessible from Butterfield Road as well as the
Tollway and offer prominent Tollway identity to corporate users.  The property
