WASHINGTON, Feb. 28 /PRNewswire-FirstCall/ -- CarrAmerica Realty
Corporation (NYSE: CRE) today announced the signing of four leases totaling
42,398 square feet at Terrell Place in Washington, D.C. Except for a
condominium interest sold to AARP, the building is owned by a joint venture
between CarrAmerica and a client of JPMorgan Fleming Asset Management.
CarrAmerica also leases and manages Terrell Place.

CarrAmerica Senior Vice President of Leasing for Metropolitan Washington,
D.C., David Bevirt, commented, "With these new leases in place, Terrell Place

Haworth, Inc. has signed a lease for 16,461 square feet on the 2nd floor
of 575 Seventh Street and is expected to occupy its new space in early April
of 2006. Haworth was represented in this transaction by Ed Gilpin of Lincoln
Properties.
Max Fitness LLC has signed a lease for 19,824 square feet on the B-1, 1st
and 2nd floors of 575 Seventh Street and is expected to occupy its space in
July 2006. Max Fitness was represented in this transaction by Brian Petruska
of The Petrus Group and Karen May of GVA Advantis.
Atlantic Trust Group, Inc. has signed a lease for 3,614 square feet on the
4th floor of 575 Seventh Street and occupied its space in early February of
this year. The tenant was represented by Audrey Cramer of Cushman and
Wakefield.
EarthLink has signed a lease for 2,499 square feet on the 3rd floor of 575
Seventh Street and plans to occupy its space in the third quarter of 2006.
EarthLink was represented in this transaction by Kevin Howard of Grubb &
Ellis.
Other Terrell Place tenants include anchor tenant Venable LLP, which
leases 263,000 square feet; The Staubach Company; the government relations
office of Wal-Mart Stores, Inc.; Rosa Mexicano, a New York-based, white-
tablecloth Mexican restaurant; Entertainment Software Association; Chevy Chase
Bank; and Camille's, an upscale sandwich shop. In 2005, AARP purchased an
approximately 82,000-square-foot condominium interest in the 650 F Street
component of Terrell Place for expansion from its adjacent headquarters
building at 601 E Street.
Located at the southeast corner of Seventh and F Streets, Terrell Place is
a 476,000-square-foot office and retail complex. Terrell Place is comprised
of three connected components: the historic former Hecht's building anchoring
the Seventh and F corner, adjoined to the south along Seventh Street by a new
nine-story structure incorporating four historic facades, and connecting to
the east to a new 11-story tower fronting F Street.
