Boston Properties Wins National Customer Service Award For Second Consecutive Year

    BOSTON, May 24 /PRNewswire/ -- Boston Properties, Inc. (NYSE: BXP), a real
estate investment trust, announced today that it has won, for the second
consecutive year, the National Commercial Real Estate Customer Service Award
for Excellence, "Best in the Industry", by the Building Owners and Managers
Association (BOMA) and CEL & Associates.  Boston Properties' performance in
the 2000 survey exceeded the Company's 1999 results in the polling of its
office tenants' satisfaction.
    Award winners were determined by tabulating the results of customer
satisfaction surveys conducted throughout the year at approximately 5,000
commercial properties located in the United States.  Property management
companies were judged by tenants on the following criteria: readiness to solve
problems, responsiveness and follow-through, property appearance and
condition, quality of management services, quality of leasing services,
property rating, relationship rating, and renewal intention.   Boston
Properties' ratings improved over last year's results in every category.

management team which places 100% tenant satisfaction as our ultimate goal,"

    In 1997, the National Real Estate Customer Service Award for Excellence
was created by CEL & Associates, a leading provider of real estate
benchmarking and performance services throughout the US.  The Award recognizes
those companies whose management performance and commitment to the highest
level and quality of service results in the highest levels of tenant
satisfaction.
