BIRMINGHAM, Ala., June 2 /PRNewswire-FirstCall/ -- Colonial Properties
Trust (NYSE: CLP), announced that its Board of Trustees declared second
quarter 2004 dividends for the Company's preferred shares.

The Series C Cumulative Redeemable Preferred Shares dividend of
$0.5781 per preferred share will be paid on June 30, 2004 to shareholders of
record on June 15, 2004, representing an ex-dividend date of June 11, 2004.
The dividend on the Company's 9.25% Series C Preferred Shares represents an
annualized dividend of $2.3125 per share.
The Series D Depositary Shares, each representing 1/10 of a Share of
Series D Cumulative Redeemable Preferred Shares, dividend of $0.5078 per
preferred depositary share will be paid on July 30, 2004 to shareholders of
record on July 15, 2004, representing an ex-dividend date of July 13, 2004.
The dividend on the Company's 8.125% Series D Preferred Shares represents an
annualized dividend of $2.03125 per share.
