Edens & Avant Buys Stop & Shop Shoppng Center in Connecticut

             Acquisition Boosts Company Assets in Northeast to 52

    BOSTON, July 23 /PRNewswire-FirstCall/ -- Edens & Avant, the nation's
largest private owner of grocery-anchored Necessity Retail(R) Centers, today
announced the acquisition of an 89,787 square foot Stop & Shop-anchored
shopping center in Ansonia, CT.  The center, Ansonia Landing, features a
59,987 square foot freestanding Super Stop & Shop Supermarket, 29,800 square
feet of retail shop space, and a 9,920 square foot Stop & Shop Gas station.
    According Jodie W. McLean, President and Chief Investment Officer, the
acquisition of Ansonia Landing complements Edens & Avant's existing holdings
in the market and boosts the Company's ownership position to 52 grocery-
anchored retail centers in the Northeast. 23 retail assets in Connecticut.
    Ansonia Landing is well positioned in the market with strong position
along Division Street, a major thoroughfare in the New Haven County
municipality of Ansonia.  The center, which underwent significant
redevelopment and remodeling in 1998 and 2001, first opened in 1989.
    The Stop & Shop Supermarket Company, based in Quincy, Massachusetts, is
the dominant supermarket chain in Connecticut. The Company employs more than
57,000 associates and operates 339 stores throughout Massachusetts, New
Hampshire, Connecticut, Rhode Island, New York and New Jersey. The Stop & Shop
