Two New Grocery-Anchored Shopping Centers To Be Developed by Edens & Avant Washington-Baltimore Region

 New Necessity Retail(R) Centers Announced for Hanover, MD and Leesburg, VA

    BALTIMORE, Aug. 4 /PRNewswire/ -- Edens & Avant, the nation's largest
private owner and developer of grocery-anchored Necessity Retail(R) Centers,
today announced that the Company has broken ground on two major grocery-
anchored shopping centers in the Washington - Baltimore region.
    Arundel Village in Hanover, MD (Anne Arundel County), is an 86,460 square
foot Necessity Retail Center to be anchored by a 57,860 square foot Safeway.
Located on Arundel Mills Boulevard, the center is situated on a 12.5-acre
tract adjacent to the market dominant retail and entertainment complex -
Arundel Mills.  Arundel Village is scheduled to open Spring 2004.
    The Marketplace at Potomac Station in Leesburg, VA, is a 96,343 square
foot Necessity Retail Center to be anchored by a 56,292 square foot Giant
Food.  Located on 19.6 acres at the intersection of Route 7 and Battlefield
Parkway in the Town of Leesburg, the center also features 40,051 square feet
of retail shop space and four outparcels.  Chevy Chase Bank has signed a lease
for one parcel.  The other three are being marketed.  The Marketplace at
Potomac Station is also scheduled to open Spring 2004.
